SINGLE-FAMILY HOMES
These figures cover the city of Providence, not all of Providence County. The median sale price is the midpoint of the month's sales; it is not a valuation of any individual property.
| Measure | October 2026 | Change from October 2025 |
|---|---|---|
| Median sale price | $502,500 | +16.9% |
| Closed sales | 40 | −18.4% |
| New listings | 77 | −8.3% |
| Pending sales | 50 | +19.0% |
| Homes for sale | 134 | +6.3% |
| Days on market | 21 | +50.0% |
| Months supply | 3.1 | +14.8% |
October had 40 closed single-family sales, down from a year ago, while the median sale price rose 16.9% to $502,500. New listings fell 8.3% and pending sales rose 19.0%. A citywide monthly median moves with the mix of homes that happened to sell, so read it as market direction, not as the change in value of a specific home.
CONDOS AND TOWNHOUSES
The source category is Condo/Townhouse, which includes townhouses; these are not condo-only figures. Days on market here is the median.
| Measure | October 2026 | Change from October 2025 |
|---|---|---|
| Median sale price | $421,190 | +15.7% |
| Closed sales | 16 | −40.7% |
| New listings | 52 | +79.3% |
| Pending sales | 25 | +13.6% |
| Homes for sale | 111 | +88.1% |
| Median days on market | 33 | +37.5% |
| Months supply | 5.9 | +126.9% |
Condo and townhouse inventory rose sharply from last October, with 111 homes for sale and 52 new listings, while closed sales fell to 16. With a small number of monthly sales, one or two properties can move the median, so the year-over-year percentages deserve more caution than the single-family figures.
2–4-UNIT MULTIFAMILY
The multifamily figure comes from a different MLS tool than the tables above and covers closed sales only: 2–4-unit properties in the city of Providence with a contractual closing date inside each month.
| Measure | October 2026 | Versus October 2025 |
|---|---|---|
| Closed sales | 42 | 44 → 42 (−4.5%) |
Providence recorded 42 multifamily closings this October against 44 last October. Median price, days on market, and supply figures are not available in a comparable form from this source, so they are not shown here rather than estimated.
READING THE MONTH
Each property type above tells a different story: single-family prices rose while closings fell, condos and townhouses gained inventory, and multifamily closings held nearly level. None of these aggregates says what your home is worth or what you should offer on a specific property.
Our approach is to compare the home in front of you against its closest recent sales and current competition, then plan around your timeline. The East Side, West End, and Elmhurst guides can help organize your search, and the Providence multifamily selling guide covers 2–4-unit properties.
