THE QUINLAN GROUP · PROVIDENCE SELLERS
Selling a home
in Providence.
Bryan Quinlan and Rebecca Manchester help Providence owners turn the details of their property into a clear pricing, preparation, and offer plan.
Discuss your home value01 · PRICING
What could your Providence home sell for?
We start with recent sales that actually resemble your property, then look at condition, updates, layout, parking, outdoor space, and the competing homes buyers can see now. A citywide average cannot account for those differences.
We talk through a potential asking range and what each pricing choice could mean for showings and offers. Share your home's details for a review; an online estimate alone cannot see every improvement or issue.
02 · PREPARATION
Which work should you do before listing?
We walk through the home with you and distinguish repairs that may affect financing or buyer confidence from cosmetic work that may not return its cost. We also plan photography and presentation around the features a buyer needs to understand.
In an Elmhurst three-unit sale, a patio repair became necessary to keep the buyer's financing on track. That example is a reminder to consider both the listing launch and the work that might come up after an offer.
03 · OFFERS
How do you compare offers?
Price matters, but financing, inspection terms, contingencies, and timing can change the outcome. We explain the full terms, help you weigh the tradeoffs against your priorities, and stay involved through closing.
Our Providence experience includes Bryan's sale of a family-owned East Side two-family home to a buyer who later converted the units to condominiums, and Rebecca's work on the Elmhurst sale. These are different properties and different plans, which is why we begin with your home rather than a template.
04 · MARKETING
Give buyers a reason to look closer.
We build the presentation around the home itself: a useful floor plan, parking, outdoor space, original character, or documented improvements. We plan professional photography and a clear description so buyers can understand those features before a showing.

We discuss listing distribution, online promotion, and showing access with you before launch. Once the home is on the market, we review buyer feedback and competing listings together to decide whether the presentation or pricing needs an adjustment.
An East Side colonial and an Elmhurst multifamily may attract buyers with different priorities. Your marketing should explain the property those buyers are actually considering.
05 · THROUGH CLOSING
Keep the sale moving after acceptance.
An accepted offer starts another stage of the sale. We track the agreed deadlines, coordinate access for inspections and appraisal, and help you respond to questions or requests under the contract. Financing, title review, repairs, and the buyer's sale contingency can affect the timeline.
Gather improvement records, available permits, warranties, and any relevant lease documents early. Discuss moving arrangements, belongings that will stay, and the final walkthrough so the handoff matches the agreement.
