How should you price a multifamily home?

We start with relevant recent sales, then look at how your property compares. Unit count matters, but so do condition, layout, parking, occupancy, and any work a buyer may need to take on. If the property has rental income, we review the available information and present it accurately.

Two three-family homes in the same Providence neighborhood can offer buyers very different things. We talk through the comparable sales and your goals before recommending an asking price. Pricing slightly below our estimate of market value may make sense for one property; it is not a strategy we apply to every sale.

Which repairs are worth making?

You do not have to renovate every unit. We help sellers separate work that could affect a buyer's confidence or financing from updates that may have little effect on the sale. One family for 50+ years.

Rebecca helped sell a three-unit home in Elmhurst after members of one family had lived in all three units for more than 50 years. The family moved back to New York and sold the property vacant. Rebecca priced it slightly below her estimate of market value to encourage strong interest and invite multiple offers, aiming to secure the best overall offer for the seller.
