01 · YOUR SEARCH

What should you decide before touring?

Start with your timing, financing, and the way you need a home to work. Separate the essentials from preferences: bedrooms, a work space, parking, outdoor space, and room for future plans. Talk with your lender about a comfortable monthly payment, cash needed at closing, and the financing options available to you.

We turn that conversation into a search you can use. Compare individual streets and homes in the East Side, West End, and Elmhurst. Visit at times that reflect your routine and check the routes you expect to use.

Start a personalized RealScout search for listings that fit your criteria. The ZIP searches on our neighborhood pages include areas beyond each neighborhood, so we can help narrow the search further.

02 · THE PROPERTY

How do you compare two Providence homes?

Compare more than the asking prices. Look at layout, usable space, condition, updates, heating and cooling, parking, and the maintenance the home may need. We review relevant comparable sales and competing listings with you rather than rely on a citywide average.

A lower asking price can come with work that changes the overall cost. Keep notes after each showing and identify which questions need an answer before an offer, which belong in an inspection, and which require a specialist or lender.

A REAL EAST SIDE PURCHASE

The layout mattered.
So did the location.

Our clients wanted a traditional colonial near Brown Stadium with a dedicated room for their grand piano. After an almost eight-month search, we helped them find a home that fit those needs. Their search shows why a clear set of priorities can be more useful than simply looking for a certain bedroom count.

03 · YOUR OFFER

How do you compete without losing your plan?

We discuss price alongside financing, deposit, contingencies, and timing. Before you sign, understand the commitments you are making and how the terms fit your budget and priorities. A competitive offer needs a plan you can follow through on.

In a multiple-offer situation, we explain the tradeoffs in the choices available. We do not assume that every buyer should use the same terms or give up the same protections.

A couple we worked with had missed out on more than twelve offers before securing a West End two-family home. They offered above asking price and kept their inspection contingency. Persistence helped them find the home they felt was the best fit of all the ones they had pursued; their outcome is one example, not a promise for another search.

04 · AFTER ACCEPTANCE

What happens after your offer is accepted?

Your contract and financing determine the steps and deadlines. We help coordinate the process with your lender, inspector, and closing professionals, and keep you informed about the decisions that need your attention.

An inspection gives you more information about the home's condition. Review the findings with the inspector, ask which issues need further evaluation, and obtain estimates where useful. We help you understand your next steps under the agreed terms rather than treat every finding as the same kind of problem.

As closing approaches, keep track of lender requests, insurance arrangements, and the final walkthrough. We stay involved so you know what is outstanding and who is handling it.

TWO- AND THREE-FAMILY HOMES

What else should you consider with multiple units?

Start with how you intend to use the property. Look at each unit's layout and condition, occupancy, available leases and rent records, separate or shared utilities, parking, and the work needed across the building.

Review documented income and expenses instead of assuming advertised rents will cover your costs. Include maintenance and a reserve for unexpected work in your planning. Ask your lender how the property and your intended use affect financing, and use qualified professionals to review legal, tax, and property-use questions.

We help organize those questions around the specific property. Our West End and Elmhurst pages include real multifamily transaction experience.
