Price from evidence, not hope.
Your asking price starts with recent comparable sales near your home, adjusted for condition, layout, land, and the listings competing with yours right now. The number you choose also shapes how buyers behave: it anchors the negotiation and decides which search filters your home appears in.
We prepare a property-specific review before recommending a price, and we show you the evidence behind it. For the thinking behind pricing strategy, read our post on the psychology of pricing a home.
STEP TWO
Prepare the home buyers will actually see.
Preparation usually means decluttering, small repairs, deep cleaning, and professional photography, not a renovation. The goal is to remove the easy objections before the first showing. If a repair is not worth making, we plan how to price and present around it instead.
Start two to four weeks before you want to list if you can. Rushing this stage rarely saves time, because well-prepared homes tend to draw their strongest interest early.
STEP THREE
Choose timing around your life.
Buyer activity shifts with the seasons in both Rhode Island and Massachusetts, but well-prepared, well-priced homes sell year-round. The right time depends more on your next move, your financing, and your local competition than on the calendar.
If you are selling one home and buying another, we map the two timelines together before you list, so deadlines and contingencies are planned rather than improvised.
STEP FOUR
Launch the listing with a plan.
A listing launch includes photography, the property description, online syndication, and a showing plan that fits your household. The first week on the market is when buyer attention is highest, so the listing should be complete and accurate from day one.
You will know the showing schedule, how feedback is shared, and what happens next at each step.
STEP FIVE
Weigh the whole offer, not just the price.
Financing type, contingencies, deposit, and the proposed closing date all affect how strong an offer really is. A higher number with weak financing can be worth less than a clean offer at a lower price. The decision is always yours; our job is to make the tradeoffs clear.
STEP SIX
From accepted offer to closing day.
Once under contract, the buyer's inspections, appraisal, and financing run on a schedule with legal paperwork alongside. Closings in both Rhode Island and Massachusetts typically involve attorneys, and each state and town has its own requirements, such as smoke and carbon monoxide detector certifications, and septic system rules for many Massachusetts homes. We coordinate the real estate steps and keep the professionals on deadline; your attorney advises you on the legal ones.
Most financed purchases close roughly 30 to 45 days after an accepted offer. Cash can move faster, and complications can extend it, which is why the strength of the offer matters as much as the price.
