BUYING IN WATCH HILL AND WESTERLY
Buying in Watch Hill or Westerly: start with how you will use the home.
A year-round residence, a seasonal retreat, and a property you hope to rent call for different questions. Bryan Quinlan and Rebecca Manchester help you compare the home with your intended use, ownership budget, and plans for the property.
Confirm the use before relying on it.
Ask Westerly's Zoning Office about the property's permitted use and any proposed changes. If rental income is part of your plan, verify the current Town requirements and any association or deed restrictions before relying on projected income. Westerly requires annual registration for residential-zone short-term rentals; registration alone should not be treated as confirmation that every proposed use is allowed.
Put coastal costs into the decision early.
Review FEMA's address-based flood information and ask an insurance professional about the particular property, coverage, exclusions, and cost. A home outside a high-risk flood zone can still flood. For shoreline property or proposed work near the coast, ask CRMC and the Town what reviews may apply before assuming a renovation or expansion is possible.
Separate the home's features from access rights.
If a listing mentions beach access, parking, shared facilities, or association amenities, ask for the documents that explain those rights and obligations. Have your attorney review what applies to the property and your intended use. A nearby beach or an attractive view is not proof of a private access right.
